INTRODUCTION LETTER

Dear Church,

Let me thank you for taking the time to read this presentation!

I value your decision whether you decide to invest in properties with me, or not! After carefully reading this presentation, I believe that you will see the value of investing with me, and come on board for the betterment of your church!

Next, let me give you a little information about my businesses, and myself:

Parker’s Real Estate Investors, also known as P.R.E. Investors, is a family operated business founded in 1996 by Robert J. Parker, Sr., as a Sole Proprietorship, and For-Profit company. I also own a nonprofit organization called The Storehouse Center, Inc., which was founded in 2000. Both companies were formed with helping people through real estate investing in mind.

I also have a P.R.E Analyzing System! It is through this system that we endeavor to assist churches in building wealth, so that Christian Leaders can follow Jesus’ instructions concerning “Feed My Sheep!” John 21: 15-17

We are a member of Dun and Bradstreet. We have no employees. Every family member receives pay by commission, which is a percentage of Robert J. Parker, Sr.’s commission. All church investors receive a pre-negotiated percentage of the profit, from each joint investment.

ABOUT THE P.R.E. ANALYZER SYSTEM:
This system is full of information that you can use to build cash flow for your church, and/or membership!

Have you considered starting a church program that will continue to make money for your church?
• Why not consider buying real estate properties to sale to your members at an affordable price?
• What about financing properties just for your membership?

We will assist your church in performing either one of these tasks, or both, by utilizing our “P.R.E. Analyzer System” to build ongoing cash flows of money, while assisting your members in becoming homeowners too! Isn’t that a great combination?!

HERE’S A SYNOPSIS OF THE PROCESS:
• We will schedule a meeting to discuss the process further in details. I will answer all questions that you may have, and when you decided to invest with us we will sign a contract agreement prior to doing each joint investment.

I always recommend that you take the contract agreement to a real estate attorney, prior to signing, so that he can give you legal advice. You will need to ask him about doing investments in the name of your church, or should you setup another entity just for investment purposes.

Also, I recommend that you consult with a Certified Public Accountant concerning financial strategies and taxes.

Please don’t ask me for advice concerning these areas because I am not an attorney, and I do not give legal advice.

• Then I will train two of your church members on how to locate properties.
Training only takes a couple of hours, in one day.
Trainees will receive analyzing documents as a guide in determining a good purchase property.
Trainees will also serve as contact agents for the church.
Agents will have to have at least five free hours per week to locate properties.
Agents will have to fill out, and sign, a contact agent application, which will contain their workable phone number, email address, physical address, mailing address, and the church’s contact information.

• If you have members who are interested in buying a house, we will gather their purchase information on an application.
The Purchase/Lease Option Application contains: If husband and wife (can be single), both will have to supply Social Security Numbers, Physical Address, Mailing Address, Phone Numbers, Income Amount, and Debt Information. They will have to supply Employment W-2's and Check Stubs, Identification Cards, and sign an Authorization-to-Release Information document.

• Then we will evaluate each member’s information to see which purchase strategy they will qualify for.
Retail to homeowner buyers. This strategy is for buyers who can get their own financing from a lending company. This is our first priority of sales.
Owner Financing for homeowner buyers. This strategy is for a buyer who has bad credit, and wish to have the church finance the property for the full term of loan. This is our second priority of sale.
Lease Option (Rent-to-Own) for homeowner buyers. This strategy is for a buyer who has marginal credit ratings, and who wish to rent for one or two years with the option to buy the property at the end of the lease term.
Wholesale to an Investor. This is a backup strategy to unload the property, for a small profit, if we have to.

• We will locate properties that fit the purchase criteria outlined in the P.R.E. Analyzer System.

Purchase Criteria:
We will primarily purchase Single Family Residential properties. They can be brick houses, frame houses, mobile homes, Jim Walter homes, or modular homes. If the church elects to buy Multi-Family homes, we will.

Primary Market areas are Chesterfield County, SC, and Union County, NC at a 35-mile radius from Pageland. For other areas, you will need to contact me two weeks in advance of a meeting.

• Then we will present the property to your congregation to see which members are interested in purchasing it.
Purchase price range is from $150,000.00 and below.

• When a buyer for the property is selected, he will be notified of our decision, and we will begin our due diligence of gathering concrete information about the property to P.R.E.Analyze.

Due Diligence consists of:
Contacting a Certified Contractor to evaluate the repairs needed for renovation.
Contacting an Appraiser to evaluate the current appraise value, and the after repair value of the property.
Contacting a Realtor to give us comparable properties sold within the last six months, to give us a better understanding of the Marker Value, and to see if they will be able to sell the property at the after repair value given by the appraiser.
Contacting a Surveyor to make sure that there are no encroachments.
Contacting a Termite Inspector to make sure that the house is not infested with bugs, and to treat if necessary.
Contacting an Attorney to handle closing. Some of the following are included in a Title Search, but we examine them ourselves prior to hiring the Attorney:
Contacting the Tax Collector Office to see if taxes are current.
Contacting the Clerk of Court Office to see if any judgment liens, or mechanic liens, are attached to the property.
Contacting the Light and Water companies to see if the property has unpaid bills attached.

• Then we will make an offer on the property based on our due diligence, and P.R.E Analyzed figures.
Minimum requirements to purchase a property are:
Retail minimum. Needs to produce 30% gross profit.
Owner Finance minimum. Must produce 30% gross equity from renovation.
Lease Option minimum. Must produce 30% gross equity from renovation.
Wholesale minimum. 30% Investor's profit + 5% our wholesale profit = the 35% minimum criteria.
Every initial offer amount is based on the wholesale minimum criteria of 35%.

If our negotiated offer amount is even to, or below, our purchase strategy, we will close on the deal. If not, we will walk away from the property.

WHAT WILL IT COST?
You don’t pay me anything! I get paid a pre-negotiated percentage of the profit made from the property when sold! Contact me at invest4u@shtc.net, or 843-672-2547, for the “Church Investing” documents that contain detail information on how this is done.

On the Church Investing Document, you will notice that there is a yellow highlighted percentage on both percentage scenarios. One document has your profit at 51%, and the other document has your percentage at 40%. The difference is in whomever finances the property. If the church wants to take the risk of financing the property in its name, you get 51% of the profit. If we absorb the risk of financing the property, you get 40% of the profit.

• If the house is sold to one of your members, and the member takes possession of the property in the member’s name, you will get 55% of the profit! The additional 4% can be use in assisting the new buyer!
• If the property is going to be an “Owner Financing” exit strategy, you will have to take possession in the church name, or in one or more of its members’ name. Therefore, you will get 51% of the profit.
• If we perform a “Lease Option” or “Wholesale to an investor” exit strategy, possession can be by either party. Therefore, the percentage of profit will be determined by the possessor of the property.

Also, please make sure that you already have two individuals selected as Agents of the church before we have our meeting.

Here are three things that I believe everyone should endeavor to achieve in this life - Freedom, Money and Salvation!

1. Some people have money, but no time to enjoy it.
2. Others have freedom, but no money to enjoy it.
3. Some have both, but no salvation. And one without the other has limited peace!

Here’s three things that you must do to be successful in this industry:

1. P.R.E.PARE yourself by studying my material on an ongoing basis;
2. P.R.E.ANALYZE all properties before purchasing; and,
3. P.R.E.CIPITATE by taking action immediately with force!
